CHT OCCUPANCY RULES
Your Unit- Both Interior and Exterior
Modifying your unit:
*Please do NOT modify your unit or property in any way without prior approval from Liz. That includes wallpapering, painting, changing door locks, mounting satellite dishes, planting flowers or vegetables, etc.
*Air conditioners, when tenant installed, must be secured properly. Larger units require a bracket. Any damage caused by a tenant’s air conditioner is the tenant’s responsibility. Air conditioners can only be left in windows during the warmer months and must be removed by October 1, when the heating season starts.
* You may not affix any stickers to walls or ceilings in your unit. They are difficult for us to remove and result in damage to the surfaces.

Occupancy Rules and Limits:
We allow a maximum of two occupants per bedroom in each of our units so, for instance, a two-bedroom unit can accommodate a family with up to four members.

Taking care of the exterior of your unit:
All of our buildings are now vinyl sided. Please make sure your children do NOT throw any balls or rocks or place their bicycles against the siding. It does get damaged and is both difficult and costly to repair or replace. The same caution applies to screens and windows, of course.

Storage outside of your unit:
Hallways are not storage areas. Please do not leave anything in the hallways.
Some of our properties offer basement storage cubicles. All your stored belongings must fit inside that one cubicle assigned to your unit.

Laundry:
For those tenants whose properties have laundry facilities, please remove your laundry from the machines as soon as the cycle has been completed and remove and clean the filter in the dryer after each dryer load. Use only US quarters in the coin slots and do not overload machines with too much laundry. If the washing machine is jumping around it means it has been overloaded! Both will increase our repair expenses and shorten the life of our machines. Please remember to shut the water to the washers off at Pine Street and High Street when you are done using them. These facilities are provided for your comfort and convenience, so please take care of them and keep them clean.

Rubbish and Trash:
*For those of you with a dumpster at your building, please do not park in front of them on trash day or leave anything on the ground outside of the dumpster, expecting it to be picked up. Break down boxes and pack down the trash if there is little room left and please make sure the dumpsters are not left open for animals to get into.
*For those of you living in buildings without trash service, you will need to purchase secure metal or plastic trash cans with secure covers to put outside to store your trash bags until you can take them to the appropriate transfer station.

Yard Issues
Care of Your Yard:
We pay professional landscapers to take care of most of our CHT yards so they will look nice and tidy at all times. Please do not leave any toys or equipment on the lawns and pick up and remove any rocks you see on the lawn.

Safety, Smoking and Cigarette Butts:
For the health and safety of our tenants, we do not allow smoking inside any of our units. If you smoke outside, please dispose of your cigarette butts properly and smoke far enough from the building so as not to disturb any other tenants. If you drop a butt outside, please pick it up and put it in a trash can or receptacle for that purpose.
For the safety of our residents, we do not allow any firearms in any of our properties.

Parking Issues:
Please do not idle your vehicles near any units or neighbors’ homes and please park ONLY in your designated spot, if your property has them.

Gas and charcoal grills:
Insurance regulations require these to be more than ten (10) feet away from the building when in use.

Late Rent Policy:
Eviction proceedings will be started as soon as a tenant is one month (30 days) behind in their rent. If rent is received after the 5th of any month, a $25 late charge for that month will be assessed. Please contact Liz if your rent is going to be late for any reason.

Long Term Guest and Pet Policies:
As per your lease, you are not allowed to have a guest stay over for more than 5 nights without Liz’s permission. No dogs or cats are even allowed to visit.
We have a strict no pet policy, so please adhere to that rule. We do enforce it.
Any service animals or support animals must be pre-approved by Alice and proper legal documentation is required, according to Federal law. Please check with Alice if this is an issue for someone in your family.

Energy and Water Conservation:
* Please notify us of any water that might be dripping or leaking from any of your faucets or bathroom fixtures as soon you notice it. Water and sewer costs have increased considerably in recent years and keep increasing.
*We ask that you not use water from your unit or building for such nonessential things as washing your vehicles.
*Light bulbs should be 60 watts or less, preferably energy saving bulbs, to save fixtures as well as energy.
*With the high and continually increasing cost of heating fuels, keep all windows and exterior doors closed and storm windows down during the heating season. Keep your heat as low as you can to live comfortably. Try keeping your heat low while at work and at night.
*For safety and heating efficiency, keep the front and top of your radiators and heating vents clear.
*There should be no extension or cable cords across any doorways or floors, creating a possible tripping hazard.

Move-Out Checklist:
Please remember to clean your refrigerator, stove, and oven out when you move out of your unit and leave some heating fuel in the tank. Call your maintenance man to hand in your keys and arrange for a move-out inspection in order to get your security deposit refunded. You must stay for the full term of your lease in order to qualify for a refund of your security deposit.
